Getting back to the beach for a moment, you can still buy a 5 room ranch on a nice lot and a one minute drive to this beach for between 300k-400k. I know that sounds like a ton on money, but not by today’s standards. In 1956, that same house ( post WW2 and Korea boom ) was 13,000. A cape cod house was 10,000.
