FORTUNE magazine reported that las vegas had the 2nd fastest home price growth in the usa for 2017. only seattle grew faster. many other publications report similar findings. according to TRULIA, the average home that sold for a little more than $180k in 2013, was selling in 2018 for a more than $260k. while still below the previous highs, strong gains for those who bought after the fall.

i recall a poster, who moved to vegas area back when home prices had sunk and gifted us with their real estate wisdom as to why it was wiser to rent than to buy. those who followed that advice would have missed on making a nice profit and depending on their situation, the gain may have been federal tax free.

i am guessing that poster spent their time scouting out vegas casinos where one could get an extra meatball on their spaghetti.

this same poster is always quick to point out any flaws/questionable comments that others may make.
I'm guessing you missed the rather extensive article last week on how renting is the better option in most of the country. It specifically mentioned Las Vegas as one such city.
My rent has gone up four percent a year.
Since I moved here in 2016, which has done better? The stock market or the Vegas housing market? Yes, someone who bought last fall and sold this spring made a nice profit. How many dozen people can say they did that. How many million made money in the stock market at the same time?
It's akin to showing someone hitting a royal on a 6-5 machine and mocking the experts who warned against playing it.
I've never advised anyone not to buy property. I own some myself. What I did was explain how in my situation, I'm much better off renting. It was true then and is true now.
Some people like to build wealth by slowly building equity in a home. Others build through investing. Others through lending. I have my own blend, which I've never advised anyone to follow.
Would the "accusor" care to compare portfolios over the past 27 months and see whose performed better? I will. Most happily.
I've told this before, perhaps not here.
Feb 2015 I found a house I loved, very unusual design for Vegas. I wasn't ready to move but this house was special. Owner was asking $220,000. I offered 180. Went pack and forth but were about $10K apart.
Jan. 2016, I'm ready to move in April and am scouting houses. The house is still vacant with a for sale sign. Call up and am told it's $240,000. Guy said he had a years worth of expenses he needed to cover.
Drove by last summer, still vacant. Asking $300,000 but now willing to rent it.
The biggest problem here is with so much new construction, used housing suffers.
When you can custom design your own home, buying someone else's old house isn't as attractive.

Can you really imagine anyone in the administration thinking for even a moment that they will further their career by writing an anonymous op-ed in the NY Times? There is NO ONE, repeat: NO ONE working in the White House under ANY president, Republican or Democrat, who is so dumb as to believe their identity will not be uncovered at some point. And when it is, they will become terminally unemployable. So, my guess is that the op-ed was written by either a FORMER administration flunkie who lost their job and wants revenge; or, a creative writer who works for the NY Times. Trump and his people blew this one -- they should not have responded at all, rather than to give this thing the credibility of a full-fledged denial.

What exactly do you mean by this latest turd you've decided to deposit in a thread instead of saying something relevant, worthwhile or intelligent (or simply nothing at all and moving along)? The point, or joke, escapes notice.....

True, this whole "anonymity" angle is really stupid....unless of course the Trump penchant for vindictiveness, or filing lawsuits over just about ANY perceived slight or insult is on the mind of the anonymous person. Here is where the "personality" of the man *trumps* everything....

Trump himself shows zero loyalty to anyone when the chips are down, despite demanding loyalty of the utmost kind towards himself....this is reminiscient of people like Stalin or Hitler, who really truly thought normal rules and conventions of Human behavior and relations did not apply to them. This may help to start to expalin or understand why someone would feel obligated to write such a thing while remaining anonymous.

As for the actual content of the Op-ed, it's all pretty believable and makes complete sense, if you honestly evaluate what is known about the man, from both distant and recent past behavior.

Doesn't Trump realize or understand that everytime he criticizes and throws Atty General Sessions under the bus he is actually highlighting his OWN stupidity and faults?? Sessions is one of the most ultra conservative members of the US Government, who has been the whipping boy and target of the far left liberals for a long time....and Trump is the one who PICKED him to be Attorney General....and yet, here again, the whole "loyalty" and honor thing rears its ugly head once more....any principled, sound and fair leader stands by and supports his underlings, his staff and/or his cabinet picks. But not Trump....nooo sir. it's all about HIM.

I'm saying that almost every post you make about the current administration sounds like sour grapes and that you are stomping your feet, mad, in much the same manner that Serena Williams was acting this past weekend.

Oh ok. I'm glad you cleared that up so all can appreciate the introspective, clever quip you felt compelled to make at my expense, particularly for those who don't watch tennis...

Naturally, you're 100% wrong though, since I didn't vote and therefore had no grapes to begin with.... The Bible is clear when it states the governments of the world (superior powers or authority, a.k.a. "Caesar") only hold power because God the Father permits them to do so - Romans 13th chapter, first few verses....like him or not, Trump wouldn't be there if it wasn't in agreement with God's unfolding plans. Of course we also know that the "whole world is lying in the power of the wicked one (Satan)", and in Trump's case that is also very clear. The Bible very clearly describes how God's kingdom under his son Christ eventually "comes" and fixes all the wrongs and woes perpetrated by the evil flawed wicked human individuals, institutions, organizations and governments under the influence of the devil. That's what I'm waiting on....

No doubt, you absolutely are a perfect devil's advocate...
Obviously I don't play tennis, so you're playing with yourself again. No surprise there at all...at all.
